Pre-Purchase

Site Selection and Optimization
The first important step to make the best return on your real estate investment development project is to identify the site with the most potential, or, if you already own the site, to determine the optimal development plan for your site.
Finding the ideal site is only the first step in delivering a profitable and successful development project. Just because a site can be developed, it doesn't mean it should be. At Sheppard Development, we don't simply search for sites that can be developed. We identify sites that, through a highest and best use analysis, show the greatest potential to increase value and generate income. Our approach is grounded in our knowledge of the local rules, by-laws and regulations, with a healthy dose of creativity.

Due Diligence, and Market Research Stage
During the due diligence phase, we have an internal checklist we work through to determine the development potential of a site. Our evaluation process involves internal analysis, with the option to seek specialist knowledge and insights.
Market research is also a crucial step in determining that a site is suitable for development. We examine the local market constantly and tap into our network of agents for additional guidance when required. We determine the projected size of the development, and market rents for the proposed project. Based on this, we calculate the market value for the finished real estate investment project, and advise on the best way to handle the financing for the acquisition, pre-construction, construction, and post-development phases.
After-Purchase

Design and Urban Planning
We engage surveyors, architects and urban planners. If necessary, we consult with the municipality and apply for severances, variances, or zoning amendments for the land.

Construction Documentation and Financing
The next step in the project is the design of the building. We work closely with the architect(s), engineers, planners, and energy consultants to create a layout that optimizes the buildable square footage and the envelope of the building.When the drawings are complete, they are submitted to the City to obtain a building permit, and Sheppard Property Development works with the architect to answer the City’s questions during the permit review process.
In parallel with the work to obtain a building permit we help our client to find and work with a commercial mortgage broker to get construction financing in place.
In addition to the permit drawings, Sheppard Development works with the architect to further develop the construction drawing set. This set of drawings, along with a scope of work document, and a construction contract are used to obtain quotes from prequalified builders.
Once the preferred builder has been selected and put under contract, financing is in place, and the building permit is issued, construction begins.

Demolition and Construction
We do the necessary work to obtain a demolition permit and manage the demolition. We then act as the owner’s representative as we manage the construction process and the builder throughout the construction period.
We regularly inspect the construction site and make sure that it remains clean and safe throughout the construction process.
As part of our services, we carefully examine and authorize all invoices submitted by the builder. Additionally, we closely track the progress of the construction project in relation to the builder’s schedule, as delays can often lead to increased costs. Our goal is to ensure the builder remains on track and makes steady progress. We confirm that the work being done adheres to the approved drawings and specifications. We take special care to ensure that the key features of multi-unit buildings, such as sound isolation and fire separation, are properly executed.
We make sure that all records related to the construction are correctly documented and given to the Owner.

Refinance and Marketing
We develop a detailed marketing plan, including using our partners to develop detailed 3D renderings, to help renting the property and ensure that your meet or exceeding the Gross Planned Income for the property.
We provide your selected property manager or rental agent with the feature list and details about your building that can be used to help with their lease up activities. Once the building is fully leased, you are ready to refinance it or list it for sale.
