Our first real estate investment and development project was building a secondary unit in a semi-detached house located in Kanata South.
This neighborhood is only a brief 20-minute drive from Downtown Ottawa and has a high demand for rental properties. We transformed the property into two rental units by shutting off the basement entrance from the main floor and renting out the main 4 bedroom, 2.5 bathroom house.

We then converted the 500+ sq ft basement into a one-bedroom, one-bathroom apartment, measuring approximately 480 sq ft, along with a mechanical/storage area. The apartment features an open concept layout with a chef’s kitchen, including a large peninsula, sizable windows, and a roomy walk-in closet. Due to its favorable location and exceptional floor plan, the apartment was immediately leased out.

Once the basement unit construction was completed, and the main floor tenants relocated, we invested in renovating the primary floor apartment. We created an open concept layout and installed a new kitchen with stone countertops. After leasing out the main floor to our preferred tenants, we decided to list the property for sale. Our efforts paid off, as it was sold in a short amount of time, providing us with an excellent return on investment.
