Sheppard Development has completed a unique land development project in Barrhaven, Ottawa, which involved dividing an expansive estate lot into four large residential lots. The original property retains the existing home and two outbuildings, while three additional large lots were created through a severance application.

As part of the development, the existing house underwent a complete renovation. Previously reliant on a well and septic system, these have been decommissioned, and the house is now connected to municipal water and sewer services. Additionally, the home’s heating system was upgraded from propane to natural gas.

All three new lots have access to municipal water and sewer services, significantly enhancing their value. To fulfill a severance condition, one of the newly created lots was connected to municipal water and sewer services before being sold. The two remaining lots, facing Woodroffe Avenue, will be connected to municipal services by their new owners.

This completed land severance has resulted in four highly desirable parcels in an established Ottawa neighborhood, each providing ample space for new custom homes.
