This property contains a 60-year-old bungalow and is located on Baseline Road, a main street in Ottawa that is zoned R1 meaning that only a single-family home can be constructed on the lot. It is, however, conveniently located in a Mainstreet Corridor area as designated in the New Official Plan, indicating that the City of Ottawa desires intensification in this region. The Rapid Bus Transit Corridor is also scheduled to run along Baseline Road and will provide residents with a fast and convenient transportation option once completed.

Our plan is to construct a 12-unit single-room occupancy dwelling on the lot, for which a Minor Variance application to the Committee of Adjustment is necessary. The bungalow’s main floor will be demolished, leaving only its concrete foundation remaining. The basement height will be increased and a two-story 12-unit dwelling will be built atop the new foundation.

The building will be the first Net-Zero single-room occupancy dwelling erected in Ottawa, complete with solar panels on the roof, superior sound and temperature insulation, and triple-glazed aluminum windows and doors.
