This property contains a 60-year-old bungalow and is located on Baseline Road, a main street in Ottawa that is zoned R1 meaning that only a single-family home can be constructed on the lot. It is, however, conveniently located in a Mainstreet Corridor area as designated in the New Official Plan, indicating that the City of Ottawa desires intensification in this region. The Rapid Bus Transit Corridor is also scheduled to run along Baseline Road and will provide residents with a fast and convenient transportation option once completed.

Our plan is to construct a 12-unit single-room occupancy dwelling on the lot, for which a Minor Variance application to the Committee of Adjustment is necessary.
