This property languished on the market due to its location and layout. Situated on the main street and lacking a separate basement entrance, it was dismissed by many developers as unpromising upon first inspection. However, we managed to secure it below market value and began renovations on the main floor, while simultaneously constructing an addition at the back that included an enclosed, heated stairway leading to the future basement unit.

After completing the main floor renovations and basement entrance, we focused on creating two four-bedroom, two-bathroom units. Both units turned out beautifully, with the main floor boasting high vaulted ceilings and four large bedrooms, and the basement unit being expansive thanks to the addition at the back.

To heat both units and provide hot water, we employ a single boiler system that takes up no more space than a water heater, significantly reducing the size of the mechanical room. The main floor unit also has a heat pump that doubles as air conditioning in summer and provides supplemental heat in winter.

Post-renovation, this property has been a reliable source of income for us, and its location on the main street presents a promising opportunity for future redevelopment into a true multi-unit building.
