This development project located in Orleans and boasts a spacious lot. The lot is 186 feet wide and 117 feet long and comes with a small bungalow situated on one corner. 

This area has been identified as an “Evolving Neighbourhood” in the New Official Plan, which typically surrounds Mainstreet Corridors. Our lot is adjacent to Light Commercial zoned properties with street malls separating it from the Mainstreet Corridor, making it an excellent location for increasing the area’s density. Currently, the land is zoned R2, and Sheppard Development is collaborating with the City of Ottawa to divide the lot into three parcels of land. 

This investment will increase significantly once the three new lots are created. Once the land severance is complete, our next step is to rezone all three new lots to R4 to allow for the construction of three 10 to 20-unit buildings. This move will further increase the value of the land and allow for the building of more than 30 new units. During the land development stage, Sheppard Property is working with an architect to design the rental buildings.
