After the first student rental property success, we were on the hunt for another potential development site.
We purchased another bungalow near Algonquin College and created a secondary dwelling in the basement again, but this time we built 4 bedrooms, 2 bathrooms on each level, learning from our first one that a low bed-to-bath ratio is very important. In addition, we replaced a furnace and a hot water tank with one boiler, that can serve both units and provide them with radiant heat and hot water on demand. This move let us fit our mechanical room into a small space, we gained about 10 inches on the height of the basement unit by removing ductwork.
Radiant heating with hot water for the rental units is a very efficient and space saving solution that has many other benefits:
– Every unit has their own thermostat, and the temperature can be controlled independently of each other.
– No noise transmission between two units, we also used double drywall with green glue and resilient channel installation on the basement unit ceilings, to ensure that basement tenants are happy in their quiet unit.
– Kitchen and other smells are staying in the same unit and do not make their way to the neighboring units.
– No dust or virus particles are blowing around and exchanging between two units.
– One boiler smaller in much smaller than a furnace or hot water tank can serve functions of both combined.
To make our tenants comfortable, we installed a ductless AC in the top unit, the basement unit did not need one, as it is naturally cooler.
Again, Sheppard Property Development was a pioneer, the first one, who used this advanced boiler system in the small residential rental development.
