A bungalow situated on a double lot in R2 zone in a tranquil residential area in South Kanata was carefully relocated from its foundation to a new location for future residential purposes.
The existing foundation will be demolished to pave the way for the construction of a new 3-storey 6-unit building with a striking modern design on the lot.
All six units are family-sized apartments with two bedrooms and two bathrooms, ranging from 850 sq ft to 1300 sq ft. Each unit has its own outside entrance, which eliminates the need for common areas in the building and reduces property maintenance costs significantly. The driveway will be constructed using permeable material to reduce runoff from the property.
The building will be one of the first multi-unit rental Net Zero Buildings to be designed and built in Ottawa. The installation of solar panels on the roof will enable the landlord to charge tenants for electricity usage, creating an additional income stream and increasing property value.
