10 Guilford Court
In a quiet South Kanata neighbourhood, we’re replacing an old bungalow with a modern, practical and energy-efficient apartment building.
What we’ve done so far
- The existing bungalow was carefully lifted and relocated onto a new foundation, where it now provides two rental suites, avoiding demolition waste.
- The purchased lot was severed into 2, which lets us build a new three-storey, six-unit building.
- All architectural and site design is finished, and the construction permit is ready.
About the new building
- Six apartments, each with two bedrooms and two bathrooms, ranging between 850 and 1,300 sq ft, each with its own exterior entrance—eliminating interior corridors and common-area costs.
- Generous balconies on the upper two levels extend living space and promote indoor-outdoor living.
Sustainability features
- Designed to be Net Zero: rooftop solar panels and heat-pump HVAC.
- High-performance envelope featuring triple-glazed aluminium windows and doors plus superior acoustic and thermal insulation.
- Energy-billing opportunity — on-site solar generation will be sub-metered to residents, creating an additional revenue stream and boosting asset value.
10 Guilford Court will deliver six contemporary, climate-resilient homes while exemplifying our commitment to responsible, future-ready development in Ottawa’s suburban communities.
